The review system
We do not label properties “citizenship eligible.”
Eligibility is determined at the transaction, by the Turkish authorities — not by a listing badge. What we can do is check the conditions that are checkable, document each one with a date and a source, and tell you plainly what remains open.
Our review methodologyNamed records were obtained and reviewed on the stated date. It describes our work — not an outcome.
At least one applicable check is not yet done. Outstanding checks must be named — a generic "pending" is not permitted.
One named statutory condition was checked against the title record, as at the stated date. Other conditions are separate.
A specific named criterion was found not met on the stated date.
An instrument change automatically suspends every dependent label until re-verification.

Citizenship, plainly
The rules are knowable. The outcome is not ours to promise.
Meeting the investment condition makes you eligible to apply. The grant itself is a discretionary decision of the Republic of Türkiye, made after security and background review. Anyone who promises the outcome is telling you something the law does not support — and that is precisely why the process rewards preparation.
Key facts — as currently in force
USD 400,000
The real-estate route requires property of at least USD 400,000, or its equivalent in foreign currency. The qualifying property must have kat mülkiyeti or kat irtifakı established, or be arsa-classified land with a building on it, and a three-year commitment not to sell is annotated on the title. Turkish Lira does not qualify: the foreign currency is sold to a bank in Türkiye and by that bank to the Central Bank before the transaction.

Three years
A commitment not to sell for three years is annotated on the title. For a purchase the three years run from the date of registration or declaration; for a promise-to-sell file they run from the date of the annotation. Selling within the period puts the citizenship decision at risk, because the Land Registry reports the disposal.

Discretionary Presidential decision
Exceptional acquisition of Turkish citizenship is granted by a decision of the President of the Republic. Meeting the investment conditions makes a person eligible to apply; it does not create a right to be granted citizenship.

No 2024–2026 amendment to the Art. 20 amounts
No amendment to Regulation Art. 20 — its routes or its amounts — was made in 2024, in 2025, or up to 24 August 2026. The last amending instrument is Cumhurbaşkanı Kararı 7938, published in the Resmî Gazete of 12.12.2023, No. 32397. The real-estate threshold therefore stands at USD 400,000.
