About Weldenor

A property & citizenship advisory brand. Independent of any Turkish public authority, and not a law firm.

What we are

Weldenor is a property and citizenship advisory brand for international buyers of Turkish residential property. We present a curated register of selected developer projects, we verify what can be verified about each of them against a published standard, and we coordinate the citizenship-related purchase journey for buyers whose objective includes it.

We are independent of any Turkish public authority, and nothing we publish is issued, endorsed or approved by one. Official information is published at tkgm.gov.tr, nvi.gov.tr and goc.gov.tr, and where our pages state a rule they cite the instrument it comes from.

We are not a law firm. Legal opinions and the conduct of legal matters are reserved by Turkish law to bar-registered avukatlar. Work in the purchase and citizenship process that must be performed by authorised professionals — legal, notarial, valuation, translation — is performed by the appropriate authorised professionals, and we tell every buyer to instruct their own lawyer, independently of us.

Corporate registry details for the operating company are published on this page as they are entered in the trade registry. We would rather show a gap than a fiction.

What we do

Three things, in a fixed order.

We select. Projects enter the Weldenor Register only after an admission decision against published criteria — title status, the developer’s delivery history, price and valuation context, location, project documentation, the property-type conditions relevant to the citizenship route, and the commercial conditions of the project. The Register is deliberately finite: it is a selection we are prepared to stand behind, not a portal and not a survey of the market.

We verify. Every entry carries a review file — what was checked, when, against which record, and what remains open. The verification labels on this site are defined publicly in our review methodology, and none of them asserts eligibility, because eligibility is determined by the Turkish authorities at the transaction.

We advise and coordinate. We help a buyer identify the most appropriate option within the Register against their requirements — location, budget, purchase objective — and we coordinate the citizenship-related steps of the journey from reservation to application, working alongside the buyer’s own lawyer and the authorised professionals the process requires. We charge the buyer no commission and no separate advisory fee; how we are paid explains our remuneration plainly.

What we do not claim

This section exists because the claims below are standard in this market and each of them is either unverifiable or false:

  • We do not claim a success rate, an approval rate or a record of no rejections. Approval statistics are not officially published, and applications are refused.
  • We do not guarantee citizenship, a passport, a processing time or a financial return, because none of those is within any private party’s control.
  • We do not publish client counts, testimonials, awards or years in business that we cannot evidence.
  • We do not accept payment for placement or prominence in any form.
  • We do not claim to have surveyed the whole Turkish market. The Register is a curated selection, and its honesty lies in what each entry’s review file shows — not in a comparison we have not performed.

The people

Advisors and the professionals we work with will be named here, with credentials that can be independently verified, when they can be. This section is empty until then, deliberately: inventing a team would be the first of exactly the practices this business exists to be an alternative to.

Corrections

Everything we publish carries a date and a source. When we get something wrong we correct it in place, record what changed, and say so. A developer whose project is described here may see the criterion record concerning it and supply evidence; a correction updates the record rather than deleting it.

What this page will add next

This page grows as facts become publishable, and we say so rather than publish confident answers we do not have. The operating company’s registry details will appear in the section above as they are entered in the trade registry, and advisors will be named as their credentials become independently verifiable. We would rather this page be short and true than long and padded.

Named advisors

No advisors are published yet.

Named advisors will be published here with credentials that can be independently verified — the issuing body, the register the reader can check them against, and the date we checked.

Nobody is listed today. We would rather show you an empty section than a stock photograph and a job title, and we are not going to describe a team before there is one whose credentials you can confirm without asking us.
